I am an Illinois and NW Indiana Licensed Managing Broker with over 20 years of experience in the Real Estate and Property Management field. Thru the years I have developed strong tenant relationships, created profitability and administered operations of residential and land properties.

Rentals

  • Coordinate marketing promotions and incentives
  • Licensed to conduct credit and criminal background checks
  • Review applications, verifying they meet the clients general requirements to provide quality tenants
  • Showings to interested parties and provide all necessary information
  • Upon approval create proper lease, addendums and welcome letter
  • Collect rent and security deposit/move in fees and provide all necessary steps to move in
  • Obtain all occupancy permits
  • Move in / Move out walk thrus
  • Build good communication and trust with tenants to create a smooth operation

Sales

  • Coordinate marketing promotions and incentives
  • Showings to interested parties and provide all necessary information
  • Prepare and present all offers to owners
  • Obtain point of sale inspections

Construction/ Rehab / Maintenance

  • Inspect sites on a regular basis and verify all work is being completed in a timely manner
  • Ensuring all work is within compliance and all safety and quality standards are met
  • Work with contractors on a general scope of work to be completed
  • Prepare work orders with contractors, schedule draws and final payments after final walk thru
  • Schedule all city inspections at completion of rehab
  • Obtain multiple bids from contractors
  • Review work orders and proactively resolve
  • Repeat issues, suggest recommendations for solution
  • Have an in-house group of maintenance and cleaning crews
  • Maintain general upkeep or reconditioning of any vacant properties

Administrative Duties

  • Collect rent payments, security deposits, create receipts, collect any late fees
  • Maintain tenant info sheets
  • Prepare proper documents for evictions and appearing in court when needed
  • Contact all utility companies at tenant move in and move out for final readings
  • Create work orders - schedule maintenance and follow up upon completion.
  • Verify all invoices match work order
  • Prepare periodic inventory of properties with condition, income and expenses
  • Prepare monthly spreadsheets of rent collected, security deposits held and returned
  • Process all accounts payable and accounts receivable
  • Reconcile monthly statements
  • Generate monthly balance sheets, income summary, profit & loss, aging summary and all other requested financial reports
  • Analyze property info such as property taxes and property condition to the area
  • Generate operating budgets to produce income producing properties
  • Develop good standing relationships with multiple sw suburb villages
  • Familiar with Housing Authority of Cook County and housing assistance program
  • Maintain spreadsheet of property rentals of any upcoming lease expirations- renew lease or prepare for a quick turnover
  • Create Database in Google Drive to allow easy and convenient access to multiple files for each client

Fees

Management Fee:

Determined by # of properties managed, the # of units in a property and services included.
Management Fee % is paid out of "rent collected"

Vacancy Fee

$100/mo per unit

Set Up Fee

Standard One-time Set Up Fee $350 (does not apply to new properties acquired once established)

Leasing Fee

1 month rent

Maintenance Fees

Determined on the work required. We have multiple maintenance/repair crews that handle different levels of services needed. (Average cost $25-30/hr + materials) Have multiple General Contractors and individual specialty contractors (HVAC, electrician, plumber etc.), cleaning crews

Eviction Fee

Fee for serving notices (5 day / 10 day) $75 (for extensive attempts, additional charges may apply) working with attorney, court appearance etc. $300

Sales Commission for property rented

1 month rent

Sales Commission if property sold

3% net sales price

General Reimbursements

postage, bulk mailing copies, village hearings, etc
